Bill: Most owners think about buildings as sticks, bricks, glass, and amenities, but digital infrastructure is an asset too. Instead of treating technology as an unavoidable expense, owners should view it as an investment that generates operational value and long-term returns.

Bill: We recently reviewed a property where the owner believed they owned their network, only to discover the internet provider actually controlled it. That meant they couldn’t access or fully utilize the infrastructure they thought belonged to them, limiting future flexibility and value.

Drew: Just as buildings don’t install multiple plumbing or electrical systems, they shouldn’t operate multiple disconnected technology networks. A well-designed digital infrastructure reduces unnecessary hardware, simplifies operations, and lowers both capital and operating costs.

Bill: Digital infrastructure isn’t just about today’s technology. It’s the foundation for automation, operational intelligence, and AI. Without ownership of your networks and access to your data, it’s difficult to take advantage of the technologies that will shape the future of commercial real estate.

Bill: If you’re developing a property, design your digital infrastructure from the beginning. If you’re buying a building, include a digital review in your due diligence. And if you already own a property, take the time to understand what digital assets you have, who owns them, and how they can create more value.

Bill: What’s one habit that consistently makes you more effective?

Drew: I regularly step away from the screen, grab a blank sheet of paper, and work through ideas by hand. Going analog helps me think more clearly before bringing everything back into the digital world.

Bill: I avoid screens for the first 30 minutes of every morning. That time is dedicated to reflection, planning, movement, and preparing mentally before the demands of the day begin.
