PROPTECH-X : OpticWise ‘the hidden forces that shape NOI, tenant satisfaction, & greater asset value

Week 15: The Value of the Virtual Layer – Why Smart Design Starts with Digital Infrastructure

In commercial real estate, success hinges on the ability to adapt to a digital-first world. I’m Bill Douglas, CEO of OpticWise and co-author of Peak Property Performance.

As we continue the 52-week series based on the book, we’re exploring the hidden forces that shape NOI, tenant satisfaction, and long-term asset value. In this installment, we turn our attention to a critical — yet often invisible — component: the virtual layer.

At OpticWise, we’ve helped hundreds of owners reimagine how digital infrastructure powers smarter buildings. And if there’s one truth we’ve learned, it’s this: Smart design starts with digital infrastructure, not after it.

Beyond Bricks and Mortar: The Rise of the Virtual Layer

Traditional development focuses on the physical — HVAC systems, walls, elevators, access control, lighting. But these systems don’t operate in silos. Increasingly, they communicate, interact, and generate data. And the network layer — the virtual backbone that connects them all — is now just as important as any pipe or conduit in your building.

This “virtual layer” is the mesh of connectivity, devices, platforms, and data flow that makes automation, insight, and control possible. Without it, smart buildings are merely a patchwork of standalone tools. With it, they become responsive, integrated, and future-ready.

Design From the Bottom-Up, Not Bolted-On

The industry’s biggest mistake is viewing smart tech as a late-stage add-on. Wi-Fi dead zones, fragmented access control, and unresponsive energy systems all trace back to one cause: digital infrastructure was an afterthought, and data ownership wasn’t considered.

Smart design demands intentionality from day one. That means making digital infrastructure a core part of programming and design — not just something the IT team figures out later.

A virtual layer designed in parallel with physical systems allows for:

  • Interoperability across lighting, HVAC, access, metering, and more

  • Data-rich environments that support machine learning and automation

  • Elastic connectivity to support tenants’ growing digital needs

  • Rapid deployment of new CRE technology without expensive retrofits

The Multiplier Effect of a Well-Designed Digital Layer

Investing in digital infrastructure isn’t just smart — it’s a force multiplier.

In properties where we’ve implemented the PPP Digital Infrastructure Review and follow-on strategies, we’ve seen dramatic shifts: reduced operating costs, improved tenant satisfaction scores, and enhanced leasing velocity. When owners think like digital designers, everything gets better — from NOI to tenant retention.

Smart thermostats are nice. But thermostats that talk with your Wi-Fi, which talks with your BMS, which talks with your datalake and your analytics dashboard? That’s where the value compounds.

Owners: This Is Your New Role

You don’t need to be a technologist. But as an owner or developer, you do need to ask better questions early on:

  • How will this system communicate with others and with my data repository?

  • What data will it produce — who owns and controls it?

  • Can we layer in future tech without redesigning the entire stack?

  • Is our infrastructure tenant-ready and operationally intelligent?

These questions should be baked into pre-construction meetings, RFPs, and design charrettes. If they’re not — your project is already behind.

Final Thought: The Invisible Becomes Indispensable

The best digital infrastructure is invisible — not because it’s hidden, but because it just works. The goal is to build environments where tenants don’t have to think about connectivity, where data flows securely, and where buildings get smarter with time, saving your team countless hours and you countless NOI.

If you’re still treating digital infrastructure as a cost center, you’re missing its true potential. It’s not a line item. It’s the nervous system of your asset.

The virtual layer is no longer optional. It’s the foundation of every future-proofed building.
